Posted July 05, 2018 14:37:21 A Vancouver real estate agent is looking to the future with a new bill of sale.
In a letter to his customers, he’s asked if they’d like to have a copy of the bill of purchase when they sign a deal.
But real estate brokers and other property professionals have long struggled with the problem.
A law passed in April would allow people to keep copies of real estate contracts, but it only applies to agreements made with brokers and agents who hold licenses.
That means anyone with a real estate license can use it to make a contract, but they can’t use it for anything else.
So what is the law actually doing?
That’s the question we got into with Alexandria Real Estate and Property Management Association (AREPA).
REAL ESTATE ACTOR Michael Stansfield says he thinks the law needs to be changed.
“I think the real estate industry should be in a position where they can make their own contracts,” he said.
“And they can put in their own rules that they don’t want to have to deal with real estate people using a legal process.”
Stansfields, a realtor with two years of experience, is one of more than 200 REAL ESTEES in Vancouver, who have signed up for a class-action lawsuit against the realtor association and its members.
In June, the Real Estate Board of Greater Vancouver announced it was suing the association over its lack of enforcement of the contract.
It was a big win for the realty lobby.
The lawsuit was brought by four real estate experts who allege the association is breaking the law by not requiring agents to give customers copies of the contracts.
“It’s very difficult for people who are trying to make deals with realtors to have their contract in writing and be able to enforce it,” Stansfeld said.
The association says it is taking steps to address the problem, but there are still issues with the law.
Stansfies lawyer, Alex and Victoria Stansworth, say the law is not really working.
“We are just frustrated that it’s still on the books.
We have the lawyers and the realtor association saying, ‘We are not going to enforce the contract,'” she said.
Standsfield says the realm needs to find a solution to this problem.
“They have to do a better job of enforcing it,” she said, adding that she is not sure how long the association will take to change its policy.
“But we think that it needs to change.”
Stakesfield says her clients don’t like being forced to sign a contract without a copy, so she’s working with the real Estate Board to get it changed.
The REAL ESTATION ACTOR says it needs the law to help realtivists who are frustrated with their contracts.

“The law has been broken and there needs to an increase in enforcement,” Stakesfies says.
“This is the real-estate industry in Vancouver.
We are not here to be the problem here.
We need to be a part of the solution.”
The REAL QUESTION Why is it still legal for agents to sell their clients property without having the contracts?
Alex Stansfaie says that if real estate is not regulated correctly, it can be hard for agents and realtives to work together.
“Real estate agents are often dealing with a lot of different things and they’re all trying to get deals done in different ways,” she says.
She says it can get confusing when agents can be busy and can’t sign the correct contract.
When realtivers can’t complete a deal, they often use third parties to do the signing.
“You’re working with realtor associates, you’re working in a real-tor office, you may not have a realtiver with you.
You’re going to have somebody else do the signature and you’re not going get the results,” she explains.
The Real Estate Act of Canada, also known as the Real Property Act, is a law that governs how real estate deals are signed and where they are signed.
There are two types of contracts: contracts for sale and agreements for sale.
A buyer’s agreement is a contract that gives the buyer or seller a legal right to buy the property.
An agreement for sale is a deal that gives a seller the right to sell the property at a price specified by the buyer.
If the agreement is for sale, the seller must give the buyer a specific amount of money to buy it.
An agent’s agreement for a sale is another type of contract.
A realtor’s agreement gives a real property owner a right to purchase the property without selling it.
